Andrea Tlumacki was one of the people not afraid to take the plunge... and she has been rewarded for it! With the deadline of the $8000 First Time Home Buyer Tax Credit approaching - it is urgent to develop a plan of execution. Most people are focused on the restriction of closing before the expiration of Nov. 30th. Fair enough... but many are not building a time line in order to establish milestones that one needs to meet if they desire to witness the delivery of an $8000 Treasury check. This is done by finding the advice of both a rock-solid Realtor and a Certified Mortgage Planning Specialist.
Andrea Tlumacki did. Expert real estate advice - proved priceless. Not only was she able to nail down a low mortgage rate of 4.500%, but received unparalleled direction by utilizing "top-agent" experience to get a purchase price that would make an investor envious. In her interview with Andrea, Tracy Jacim states, "time is running out," and the time to delay is over. Many of us are familiar with Student Syndrome - but the need to:
- get approved for a mortgage,
- identify a dream home, and
- go-under-contract
...has a time line of about a week. Sure, things can be closed a somewhat faster in the proper circumstances, but as volume elevates in the weeks ahead for lenders, the length of time it takes to actually close will be increase. In other words... it is important to engage in the Orlando Real Estate process quickly if you hope to benefit from the First-time Home Buyer Tax Credit before it expires.

Why I Love Living In The Orlando Area: #4 Golf
The Orlando Area is home to some of Golf's greatest players and courses, if you live here long enough you'll end up playing yourself, I did. I was introduced to the game by one of my favorite customers, Dean Stromwall. He was kind enough to spend some time with me on the range and I was hooked, and my drives were too.
The highlight of the Golf Season in Orlando has to be the Arnold Palmer Invitational held at Bayhill Club & Lodge. Last years Invitational had one of the most spectacular finishes in all of Golf, Tiger Woods sinking his final put for the win. I think that there were even a few non-Golfers out there that found this to be one of the most memorable moments in sports.
If you love Golf, you'll love it here. From the Public to Private Orlando Area Courses there is a home for every level of player.
If you are thinking about making the move to the Orlando Area and you Love Golf, please contact me by phone/text or email to discuss the right course for you.

Why I Love Living in the Orlando Area: #3 The Beaches
Yes, you're right, Orlando is not on the coastline - I noticed. But, in less than an hour you can be on my favorite
Florida beaches in your chair soaking up the sun and listening to the waves crashing on the shore. The best of both worlds, yes... you just might be onto something.
My Top Five Florida Beaches
- New Smyrna Beach
- Panama City Beach
- St. Augustine Beach
- Boca Grande/Sanibel Island
- Islamorada/The Florida Keys
The sand and the surf are two of the reasons that I moved to Florida over 20 years ago.

Is Lake Mary High School's Pool Funding Going Down The Drain?
Many Lake Mary and Seminole County residents have taken sides on the proposed Olympic-sized pool at Lake Mary High School. I saw the pool as an improvement to the School and the community. I spend a lot of time with people who are considering Lake Mary as their home and the addition of a pool to the area is perceived as a positive one.
I know that school budget cuts and funding are of concern to everyone and that the pool can also be seen as a luxury item that isn't necessary... The City of Lake Mary is in a very difficult place and I hope that residents attend the Council Meeting to have their voices heard.

Forbes Says Orlando is the 4th Most Popular City To Live In!
Are you one of the 34% of Americans that would like to live in Orlando? I was... I made the move over 23 years ago to Orlando from the Seattle Area (ranked #3) and I've never looked back. Is it the palm trees, mild climate or Mickey Mouse that appeal to Americans? Forbes says that it's a combination of all three.
Orlando was also ranked No. 9 in Forbes.com's Best Cities For Singles. Orlando's job growth and affordability were just two of the factors in their decision, the nightlife, culture and coolness also pushed Orlando into the top 10.
I have to agree that Orlando is a great place for singles since I met my husband at Chillers in Downtown Orlando almost 18 years ago, Orlando worked it's Magic on me...

Why I Love Living In The Orlando Area: #2 - Kennedy Space Center

I know, everyone thought I was going to the beach or Disney next... but, I had to make a quick stop at Kennedy Space Center.
Goose Bumps... That's what you get when you watch the Space Shuttle launch at Kennedy Space Center. I've been inside the VAB (Vehicle Assembly Building) and been up close to the Shuttle and it's simply amazing. A real life Space Ship encounter right here in Central Florida.
There is always a feeling of excitement on launch day as you can see the glow of the engine thrusters all the way to Orlando. I'll never forget the the day I was with a young couple looking at homes in Avalon Park and we were looking at the pool in the backyard when a few of the neighbors ran out of their homes to watch the shuttle launch. It never gets old...

Low Humidity, sunshine and 70 degree temperatures make me happy. Winter really is a great time to get out and enjoy the great outdoors. From fishing to hiking there are so many options for those of us living the Florida lifestyle.

If you are tired of the cold winters up north, relocating to Florida is easy. I'm here to help with any questions you may have about your Florida move.

OPT OUT... Stop The Madness of Unsolicited Telephone Book Deliveries
I received an email a few minutes ago from a friend of mine with the title "Yellow Pages Goes Green", I clicked to find the website "Yellow Pages Goes Green" that you can register your address on to OPT OUT of receiving printed phone books. I was excited to say the least, I use Google or other online sources to find business and people. I haven't used a phone books in years.
In November I was actually home when the books were being delivered and ask the delivery man to keep ours, he seemed stunned and hesitantly took it back. He even told me that if anyone asks, he tried to deliver it. Did I save a tree? I hope so!
If you are interested in OPTING OUT from receipt of Telephone Books please click the Yellow Pages Goes Green link here.

Seminole County Florida Real Estate Update: December 2008
It's over... 2008 is complete and much has changed in the past 12 months. We have a whole new vocabulary that includes words like short-sale, credit-swaps and bailout. We watched interest rates climb up to 7% and plummet over 2 points down to below 5%, real estate roller coaster is a accurate description to the past 12 months.
It's 2009 and we begin the year with some positive news, the Inventory of homes for sale in Seminole County, Florida is at a 12 month low. Less inventory takes us in the right direction towards market equilibrium.

I Promise, I Won't Call You... Not until you ask me to.
I Promise, I Won't Call You... I hadn't said, well actually typed that to anyone before. His email to me was clear, "I've signed up on your website to search for Lake Mary homes and I'm giving you my phone number, but you must promise not to call me." Okay, I wrote back, I Promise.
I've kept my promise for over three months, we exchange emails on almost a weekly basis... He often has questions about a home or wants to know the taxes, but he doesn't want me to "sell" him. I never push or sell, I provide information, advice, opinions and guidance but I've never used a sales "technique" on someone to pursuade them to purchase a home.
Instead of taking on the role of "sales person", I prefer to think of myself as a guide... Informing buyers and sellers about the process and facilitating their purchase or sale, that's truly what I do. Because, as we all know... when you walk into the house and it's the one that you want, you're already sold. How do I know, because that's how I bought my home. I knew it from the moment I opened the door.
