My best advice:  Go early and get a good spot, bring plenty of sunscreen and a rain jacket (afternoon showers are almost daily)... Relax and have fun!

Hi... My name is Debbie and I'm a workaholic...  I'm so glad that I got that out of the way.  There should be a 12 step plan for the self employed... but I haven't found one yet. 

I don't think anyone doubts that being a REALTOR is not a 9 - 5 job.  I joke that being a REALTOR isn't a profession it's a lifestyle, but it might be true.  I used to have an office in the Broker's Office and "worked" the business strictly from there, it really never worked for me though.  I would find myself there everyday, needing things that I hadn't brought home with me or wanting a document or file on the computer that was "at the office".  I was taking very little time for myself, because I always seemed to be there. 

In January of 2007 I changed brokerage companies and joined RE/MAX.  I also made an improvement to my lifestyle and began working from home.  I have a great workspace with plenty of light so that I can handle all of my business from the comfort of my own home.  My cats love the fact that I work from home and Samson has become quite good at "manning" the office equipment.  His support is priceless. 

I find that I am more productive and able to serve my customers better by having all of my "stuff" in one place, all the time.   I'm even more grateful that I don't have to commute to the office and can conserve gas as prices seem to continue to climb without reason.  I've cut my socializing down to next to nothing and use that time to blog and focus on the business.  I see working from home going mainstream in the years to come.  By working from home, I have more time for business and myself.

I'm grateful for seller contributions!  I've been on both sides of the table - working with buyers who need seller down payment and closing cost assistance to be able to purchase a home and with sellers who give concessions in order to sell their home.   In the current mortgage climate, more and more buyers are using FHA financing and more and more sellers are making contributions to the buyer's closing costs.

To protect the buyer and seller the following items should be capped or excluded from the closing cost concessions:

• Origination Fees
• Brokerage Fees
• Real Estate Transaction Fees
• Processing Fees
• Administration Fees

Why?  These fees are often escalated based on the amount of the concession in order to "use up" the contribution from the seller.  It keeps everyone honest and it prompts the buyer to be more concerned about the closing costs, instead of detached because the "seller" is paying them.

I'm not trying to throw mortgage brokers under the bus... but I've seen fees rise on closing statements just because there was "extra" money left over.

Last week I witnessed a REALTOR instruct the title company to charge a $575 transaction fee on the settlement statement, after they had already reviewed several drafts and had never informed the title company that their company was collecting a transaction fee... I almost fell out of my chair... Did the buyer say a word at closing (the cost was reflected on the seller's side of the settlement statement), NO...but did they escalate the price to cover their closing costs, YES... So were they really paying that fee... YES. 

Be specific about the costs, do the right thing for the buyer and the seller!

Last Saturday afternoon I attempted to schedule 7 appointments to show homes in Clermont, Florida on Sunday.  Our MLS (Multiple Listing Service) is equipped with an automated showing button that allows you to register and receive showing instructions online.  Being the e-PRO agent that I am, I love this feature, the only problem was... none of the agents had enabled the feature, so when I clicked on the link I was told no showing information was available at this time.  Very disapointing!  I picked up my phone and started dialing with the following results.

SATURDAY -

• 3 Agents answered their cell phones and gave me showing instructions. Yeah! 
• I talked to 1 agent who said that I would have to come to her office to pick up the key because there was no lock box and she was not available to open the house for us - it was a pain, but I did it.
• I left messages (on every phone number provided in the MLS) for 3 agents who did not call me back that day.  1 of those agents was out of the country and gave another number to call in the UK to leave a message for him, and he was the broker of his own company with a voicemail at his office too.

SUNDAY -  Called the 3 remaining agents several times starting at 9am:

• 1 told me that the house had been leased, they were offering a lease option and he would get it removed from the MLS this week.
• 1 told me that she didn't receive the previous 3 messages I had left, and called the sellers who had to frantically get ready for a showing at noon.
• Yes, There was still no response from the agent in the UK, did I mention the house has been on the market almost a year.  He did call me back on Monday afternoon and I told him that we had written a contract on one of the homes we had seen the day before.  I'm sorry, but I couldn't wait to hear from him, the house was vacant and there was no lock box on the front door.  No wonder it's been on the market forever almost a year... I tried!

Do you attend closing?

I know that closings are handled differently from state to state, but in Florida it is typical for a title company to process the documents and for the buyer(s) and seller(s) to sit together at the title company to sign the paperwork on closing day.

The entire closing usually lasts about an hour, although it could be shorter or longer... much, much, longer (that's another post).   

Cas and I have always elected to be present at closing to cover last minute questions and to share the moment with our customers.  I'm often surprised when agents don't attend  the closing, especially with a first time buyers who has questions before, during and after the paperwork has been signed.

Sanford's downtown Wi-Fi is a success!  Sanford is the second Central Florida City to introduce free wireless internet access for it's residents and businesses.

The system covers most of the downtown area from the waterfront to 9th Street and from 17-92 to Mellonville Avenue.

6/21 - LaShawn is home and resting in her own bed for a change.  She has been ordered off her feet until Monday, so rest assured she'll be back on her feet and taking on the real estate world again Monday morning.

6/18 - LaShawn will be having surgery tomorrow morning at 10AM (Finally) She's been in pain and starving since Monday morning...  She appreciates all the kind words and thoughts from all the AR members that have contacted her and left comments.  I'll issue an update tomorrow after the surgery.

 ----------------My thoughts and prayers are with my good friend and fellow RE/MAX REALTOR, LaShawn Norden tonight.  LaShawn was admitted to the hospital today with Gall Stones.  Her husband brought her to this hospital this morning as she suffered from severe abdominal pain.  I knew she was "rock solid" but this is ridiculous.

She will be having surgery tomorrow to remove some blockage and then another surgery on Wednesday to remove her pesky gallbladder.

When I talked to her again this evening, she was working on her laptop in her hospital bed, emailing, coordinating and taking care of business.  Nothing can keep a good girl down...

Please put LaShawn in your prayers... 

I'm guilty...  I watched the U.S. Open today, but I'm not sorry.  I paused the live action to take calls, send emails and forward contracts.  Thank God for technology.   Tiger Woods received his Father's Day gift, it was just a day late.

I was on the edge of my seat... my stomach was in a not and I couldn't eat until it was over.  It was a wild ride, it was some of the best golf I've ever seen.  I even fell for Rocco today... what a guy... what show, I'll never forget him.

Thank you Tiger, I think we all know that you should have stayed on the couch to let that knee heal completely, but you played... you played your heart out, you earned it.

What would Tiger Woods like for Father's Day?  That's an easy question... a U.S. Open Championship would be the best gift he could get. 

What have I been doing the past three days?  I've been working, but more importantly I've been watching the U.S. Open.  I've seen Tiger play some of the best "edge of your seat" golf in years.  I've missed him the past few months while he has been recovering from knee surgery, I've haven't watched much golf... it's good for business, it's just not the same without him.

Between grimaces of pain, Tiger chipped-in on the 17th and made the Eagle on the 18th, he looked flawless.  I sat teary eyed as the "human highlight reel" took the lead and positioned himself to be the next Open Champion.  Go Tiger!

Where do the  locals go to beat the heat on the weekends?  New Smyrna Beach!  Less than an hour away are some of the best beaches in Florida.  I've been enjoying the sun and surf in New Smyrna for over 20 years... 

New Smyrna Beach is located between Cocoa Beach to the South and Daytona Beach to the North.  Why New Smyrna? 

• You can drive on the beach and park steps away from the surf.
• Less "tourists" than Cocoa Beach & Daytona.  Small town / Nostalgic "old Florida" Feeling
• Great Restaurants

My favorite sounds are the crashing waves against the sand.  I was born on an island and I feel at home with the water around me. 

My husband, Cas, has been going to New Smyrna Beach since he was a young boy.  For over the past 30 years he has been stopping at the French Bakery 'Mon Delice' for pastries and the best sub sandwiches IN THE WORLD.  Yeah, I know that's quite a claim, but seriously the sandwiches... when I think about them my mouth waters.

Looking to go diving?  My favorite Seafood dive of all time has to be J.B.'s Fish Camp.  There is too much food to choose from.  Feeling adventurous?  Try the gator appetizer or the seasoned steamed shrimp (1/4 per person is the perfect size).  I used to order the blackened grouper sandwich every time we went, but I was recently introduced to the 'Crabalicious' sandwich, a huge serving of lump crabmeat on a fresh bun.  I know what your thinking... you want one too.

You can sit inside and admire the vast collection of crap memorabilia or sit outside and watch the dolphins swim by in the Mosquito Lagoon.  J.B.'s is the perfect ending to a day at New Smyrna Beach.

Out of the mouths of babes...   Are you smarter than a third grader?  If you were you wouldn't need the advice of one of the children that made an observation while I was showing her parents a home in Lake Mary - Florida. 

She asked me a question:  "Do you know what people should do when they are trying to sell their house?"  She had me, I took the bait.  "What?" I asked.

"PICK UP THE POOP!"...  It seems that the seller had a large dog and he had left a lot of "land mines" in the backyard... It looked like a war zone.

Was she right, did she have a very valid point?

Absolutely!

Pay No Attention To The Man Behind The Curtain, said the great and powerful OZ.  Why am I channeling ruby slippers and the yellow brick road?  Because what my customers don't see behind the scenes is the reason that they need me.

I had the pleasure of spending 2 days last week with a couple moving back to the Central Florida after living in Ohio for two years.  They missed the warm weather and couldn't see themselves living through another winter up-north.

They found me online, I'm hearing that more and more these days and we hit it off right away...  We had several conversations about the areas that they were interested in, where they have to drive to work and their lifestyle.  Many properties were emailed back and forth over the course of 3 days so that I could get a "feel" for what they were looking for.

The buyers were interested in a variety of homes and we scheduled to meet the first day at a new home community that they had seen online.  We never looked at the homes in the community, once they were there, it wasn't what they were looking for. I had a feeling that it wasn't going to be right for them, but I wanted them to see it anyway.  

They jumped into my car and I took them straight to the house that I knew they would buy.  They fell in love the minute that they walked in the door.  It was within their budget, it was new, the builder was willing to include the pool they wanted and it was a mere 20 minute commute to work.  It was perfect, I knew and they knew it... they just needed to be sure.

We spent the next 3 hours that day and 3 hours the following day looking at about 7 other homes, but nothing compared to the "perfect house" that I showed them first.  Last Friday they wrote a contract for the home and they close in a little over 2 weeks.  They have already made a new friend in the neighborhood, their next door neighbor who I brought to the community too.  I already had one happy customer there... now two.

What didn't they see behind the curtain?  The choice I made over 20 years ago to move to Central Florida, 12 years of building experience as a project manager for a general contractor, countless hours I've spent driving around different communities, talking to builders, learning about different neighborhoods, staying current on road projects, walking through builder's models, studying the market, reading blogs, writing blogs and the endless enthusiasm I have for helping others reach their goals.

It's what my customers will never see that makes me an asset to their home buying experience.

One of my favorite Lake Mary communities is Magnolia Plantation, located just North of Lake Mary Boulevard in the Markham Woods Road corridor.  This guard gated community of 500 homes features natural surroundings and one of the areas most challenging golf courses.   With homes prices starting in the mid $400's to over $1 million, this luxury community of waterfront, golf front and conservation homes is considered to be one of the best addresses in Lake Mary.

Inventory has been quite consistent in Magnolia Plantation this year, there have been around 30 homes for sale at any given time (there are 32 homes up for sale right now), with a couple of homes closing each month.  May brought a lot of activity to the neighborhood, 8 homes sold in Magnolia Plantation last month... 8!  There were only 8 sales in Magnolia Plantation all year through April.  Are we starting to see signs of a stabilization of the market.?  I would say that we are!

There are currently 6 homes under contract in Magnolia Plantation, a good indication that the summer buying season is in full swing and the local housing market is moving in a positive direction.

This past week we concluded a sale of an adorable pool home in Sanford, Florida.  Cas and I had the pleasure of working with an outstanding RE/MAX agent, Norma Stewart who represented the buyer. 

I knew that I was going to enjoy working with Norma from the first day she showed the home.  She provided FEEDBACK!!!  To me that's the first sign of a quality agent, they are curteous...  A good agent knows that the seller asks the listing agent what the buyer thought of the house.   When an agent provides feedback, it makes everyone look good... even if it isn't what the seller wanted to hear.  It is such a small thing, but it tells me a lot about a REALTOR. 

I was exactly right!  Norma was always one step ahead of the game.  She was even able to bring her buyers to the closing table over two weeks early.  For the seller of a vacant home, it was a win-win situation.
