Smile for the Camera!

I've been looking through the MLS to narrow down a search for a buyer. I continue to be disappointed, and yes I know that everyone and their brother has written a post on the this subject, but a lot of the photos I'm seeing are pathetic. How can anyone think that buyers and other REALTORS will be motivated from them to look at their property?  These people need to realize that...

  • ONE photo is not acceptable!  Our local MLS allows 10...  I have had 10 photos of a 1,000 square foot condo! Why can't I see more photos of these listings?
  • A photo taken from inside a car is just lazy! I don't even know how to respond to this.
  • How could a PROFESSIONAL REALTOR let the local MLS take the photo of their listing for everyone to see?  I guess I'll never understand.

  • MY FAVORITE - When I'm lucky enough to come across some photos, there are bathroom photos with the toilet seat up.  YUCK!

THINK BEFORE YOU SHOOT! 

  • I always have a virtual tour company take my photos.  I know where the buyers are and what they want... SHOW THEM!!

i was just out pricing a super wide angle lens for my camera.  at $929.00 this is the lens I'm thinking to get.  There is another one that's $1600 --- but I'm thinking that is a little pricey.

Lol, you say one photo is not acceptable.  I've seen too many listings with ZERO photos....how do they expect their listing to sell?!

Randy - I wish I could take great photos.  Good for you and you are right, the equipment is expensive.

Kaushik - Our MLS requires 1 photo within 7 days, you would be amazed at how many REALTORS select to have someone from the MLS board take the photo for them... Free of cost, of course!

Recently I've seen photos of just the yard or lot.  Does it make you wonder what's wrong with the exterior of the home...not to mention the interior!

Wow, I thought I was the only one that had issues with lack of or lousy photos.  I've seen pictures of kitchens in total disarray (dirty dishes, fridge full of magnets & art, etc.), bathrooms with towels all over, hair blowers, toothpaste, etc,on the countertop. When taking photos, whether I'm alone or with the homeowner, I remove or rearrange items (put them back after the photo's taken) for the picture.  If the weather is bad, I postpone exterior shots.  And I take lots of photos (MLS now allows up to 16 pics). 

Lazy list agents who ultimately hurt their clients.

Randy, I have that lens and the wide angle. Love them both!  I also want one that costs $1600 telephoto.

Debbie, taking your own photos and putting together a Real Estate Show is wonderful. You learn all types of tricks while taking photographs of homes. I take, at a minimum, 40-50, and our MLS only allows 6. Then I put together a virtual show with RES, and put on nine. Then, RES allows you to have another great group of photos. It's the way to go for me.  My buyers typically don't even want to see a home with one photo.
