Positive Housing News in The Orlando Sentinel: Housing Slump Near Bottom

Yes, you read that right... I was surprised to read a positive article this morning in The Orlando Sentinel.  I've seen more articles on the flip side than I care to think about.  Central Florida residents are sure to recognize the name, Arthur Rutenberg of Rutenberg Homes, a custom home builder who has building in the area since the 50's.  Mr. Rutenberg was interviewed and talks about the housing market and equates the long awaited turn-around to the stock market and the fact that no one can call the bottom, you can only see it on the way up.

Mr. Rutenberg is quoted as saying:

"Anyone who buys a home right now (in the Orlando area) will say in five years, 'I'm glad we bought when we did' "

I think that Mr. Rutenberg is right on target, I've watched homes in recent weeks that are priced competitively receive contracts in as few as 7 days on the market.  The buyers who have been wanting to buy are tired of waiting for the media to tell them that the market is rebounding and are moving ahead based on their true need for housing.

What are you seeing in your market?

Hi Debbie.  Still quiet up here in Naperville, Illinois.  I am hoping it is cause we are expecting a couple more inches of snow tonight.

Good luck down there in Floriday.

Maybe the Sentinel messed up and accidentally ran an article that they were saving for later after they were sure that there was no more depressing news to print.

I tend to agree- given the price reductions and drops in cost of new construction the bottom is near or just about to as low as it is going to go I think as well.  Good deals negotiated today, will be bragging right tomorrow!

Will the readers believe it? Or, will they say, he is just a home builder? Hope he is right!

Debbie-  I've been saying that to my clients for a while.  If you think of real estate as a long term investment and plan on staying five years or more...it is a great time to buy a home.  We just need to get over the "fear factor".

Debbie,

Thanks for the article. I read it this morning. I think we are now seeing a "Pocket Market", meaning that there are area pockets that are leveling out and others that still have some adjustments to make.

I think Central Florida over all will not fall to the depths of value as other Florida markets and we will be one of the first to recover.

Ken -  Snow...  It was in the 80's earlier today, hoping that will help heat up the market.

Steve - I was also shocked to see something positive printed, the media can't enjoy all this negativity... Can they?

Allison- I here from title companies and lenders that things are starting to turn... I have a feeling that the numbers for February will be lower than January, but I'm optimistic that March and April will see an increase in sales.

Sharon - I'm with you... The reason I get the paper everyday is to know what consumers are reading.  It was nice to see that they printed something different for a change.

Gary - Good Point and I actually thought about that myself...  He's been in the business a long time and seen the ups and downs, I take him as a reliable source... time will tell.

Laura - You are exactly right - THINK LONG TERM... Real Estate was never meant to be a get rich quick scheme.

Lee - I agree with you.  Other areas have seen 30% declines.  I believe that we will recover sooner than a lot of areas and the market cycle will continue.

HI Debbie-Thanks for sharing some positive news.  It seems as though that is happening over here at the Space Coast also.  Let's hope for a great 2008!  Thanks.
