My advice is to talk to your REALTOR, chances are that your REALTOR has relationships with other real estate professionals in other areas of the Country.
If you don't have a relationship with a REALTOR, the next best way to find your local expert is to log on to a Real Estate Network like Active Rain where you can read an agent's blog and get to know them before you make contact with them. I've found some really outstanding REALTORS on Active Rain just through their blogs and the best part is when I have talked with them or met them in person, they are just as smart, funny and engaging as they are on the pages of Active Rain.
You should have a REALTOR in your Rolodex BlackBerry, a trusted adviser that keeps you informed about changes in your local real estate market, financing, property taxes and so much more. I agree! A local lender has more accountability to more people, and we often have no idea who the Internet lender is... it could be someone operating out of his/her garage.

Debbie, thanks for the link love ;-). You're absolutely right (as usual) Local, Local, Local! I'm learning that with my son's process as well. If the agent doesn't know details about the market, we will move on.
The internet is a great resource for finding Realtors because you at least know they are savvy with creating an online presence. This is especially when it comes to selling your home.
