This isn't an easy post to write, I've been putting it off for a while. Foreclosure isn't just a legal action there is a much bigger issue at work here. The emotional impact that a foreclosure has on a family can be devastating, I've witnessed it first hand.
If you want to avoid foreclosure, please ask for help. The entire foreclosure process can take 6 months from the first missed payment and there is no time to waste.

The other thing is too is there are now many more grant programs and programs in general to helps some people stay in there homes and avoid foreclosure.
One thing I really hate to do is move people out after a foreclosure. The bank typically offers them cash for keys, but even so it is very upsetting. People have often spent many years of their lives in those houses. They raised their kids there. Then to see them get evicted and have all their stuff dragged out to the street. It ain't pretty. It's a tough job to do.
Debbie,
How's your hand?
I had a commercial broker friend that picked up and move to Orlando about 13 years ago. He loved it. He is still there.
Him and Donald Duck, there must be something to it. :)

It is just no fun for anyone. working through a short sale right now that I believe to be approved and it will be a relief for the seller but the tenants situation is another story.
